We handle everything on the buyer-facing side. Photography briefs, English-language presentation, promotion across our website, Instagram, Facebook, WhatsApp, and community channels, and direct engagement with interested buyers from our audience.

What we ask in return is simple: while we are working with your property, it is contracted exclusively to us. We do not list properties that are already marketed elsewhere, and we do not work through intermediaries. This is a direct arrangement between us and the owner — and it protects you as much as it protects us. A property promoted through multiple routes simultaneously sends the wrong signal to serious buyers.

There is no listing fee. We earn a commission when your property sells.

We are selective about the properties we take on. Not every property is a good fit for our audience, and we would rather be honest about that upfront than waste your time or ours. This arrangement is not for everyone. But for the right property owner, it is one of the simplest and most reliable deals available in the Paraguayan market.

Here is how it works: The Asunción Times and/or our selected partners pay you an agreed fixed monthly rental fee for your property. We then rent it out to people from our community through our own platforms and other international channels. We handle everything — the tenants, the bookings, the communication, and the management. You receive the same amount every month, and you have nothing else to worry about.

You give us control over who stays in your property and for how long. In return, you get paid reliably every month without lifting a finger.

We are aware this is not how things are typically done in Paraguay. Most owners want to know their tenants personally and expect to be involved in who comes and goes. We understand that — and this arrangement is not for those owners. We are specifically looking for owners who value simplicity, reliability, and guaranteed income above all else.

What we are looking for: a well-maintained residential property in or near the most popular areas of Asunción, an owner who is genuinely comfortable with us managing all rental activity, and no existing contracts or commitments to other agents or rental managers.

Frequently asked questions

Do you charge a listing fee?
No. For sales, we earn a commission when the property sells. For guaranteed rent arrangements, our income comes from the rental activity we manage on your behalf. There are no upfront fees in either model.
Can I list my property with you and with other agents at the same time?
No. For both sales and rentals, we work on an exclusive basis — your property is contracted to us while we are working with it. This is non-negotiable and exists for good reason: serious international buyers do not trust properties that appear to be available through multiple routes simultaneously.
How do you decide which properties to accept?
We look at location, condition, presentation quality, and how well the property fits our English-speaking audience. Properties that are not a strong match will be declined — we will always explain our reasoning, and there is no obligation on either side.
My property documents are in Spanish. Is that a problem?
No. Our team handles the English-language presentation of your property entirely — you do not need to provide anything in English.
